REITs and InvITs could see inflows up to Rs 11.6 lakh crore by 2030

REITs and InvITs in India could see Rs 11.6 lakh crore in investments by 2030, driven by mutual funds, insurers, pension funds, and others.

Real Estate Investment Trusts and Infrastructure Investment Trusts, still at an early stage in India, could see a sharp expansion in investor flows over the next five years, according to Avendus Capital.

The segment could attract as much as Rs 11.6 lakh crore by 2030, as mutual funds, insurers, pension funds and other long-term investors increase exposure to listed real estate and infrastructure trusts, Avendus said in its latest report.

The brokerage said improving liquidity, a supportive regulatory framework and growing investor familiarity with yield-oriented products could unlock the next phase of growth for REITs and InvITs.

These instruments are increasingly being viewed as long-duration...Current mutual fund exposure to REITs and InvITs stands at about Rs 30,000 crore. Avendus expects this to rise sharply as the mutual fund industry itself expands.

The report estimates that the industry’s total assets under management could more than double from Rs 73.7 lakh crore to Rs 155 lakh crore by 2030. Within this, equity and hybrid fund assets are expected to rise from Rs 21.8 lakh crore to Rs 66.8 lakh crore.
